Not all surveying practices are the same and in our case not all team meetings are the same!

When I set up West Country Surveyors Ltd I really wanted it to be different. A place where myself and the team as a whole really do want to come to work on a Monday and love what we do. Somewhere in the back of my mind it was going to be the closest I could get to those hazy school days we all look back on fondly whilst still being super professional (minus the suits and ties…..that was the FIRST thing I banned at set up!).

Anyhow, at our monthly team meeting this month we mixed it up and visited the wonderful Brickhaus Cafe in Wellington, Somerset. Here you get to build LEGO whilst having a biscuit (LEGO themed of course!), coffee and a chat….perfect for us and really fits in with our website theme. Win-Win.

So off we toddle on a warm Wednesday afternoon, bricks flying all over the place, drinks drunk and models made. This is how I envisage a team meeting, practical, fun and engaging.

Then show stopper, Taylor tells us she had never actually built a LEGO model before…..that is it the job interview format now has an extra question added to the mix. How could I possibly not have asked ‘What is the best LEGO model you have made as an interview question for a Surveyor? Anyhow, Taylor broke her duck and built a set of cacti which looked really great.

I think everyone enjoyed doing something different and the change in venue is always appreciated.

I woke up this morning and was greeted by my sausage dog Chester. He’s a lovely dog and always cheerful. He makes me smile and he reminded me that I’m lucky to meet so many other fluffy canines in my day-to-day work.

From big and small to yappy and placid the dogs I meet generally enrich my working day.

I had a very odd day on Monday. I turned up at a property and the vendor showed me the gas meter under the stairs. The house itself was not in the best order. For example, the bay window being held up by acro props…but that’s a story for another day! Anyway, I smelt gas, but the owners advised me it was just furniture polish. They did not generally seem the type of people to use furniture polish and so I was not convinced. I called the gas board and the gas engineer straight away said they had a gas leak.

What I find interesting is that you would imagine that the homeowners would have been pleased that the gas leak had been discovered. This was not the case. They were very upset as their gas had to be capped off and their gas fire was condemned. I was glad to conclude my inspection as the atmosphere throughout was quite uncomfortable. However, my day was enriched by a beautiful little labrador puppy that was being walked out on the pavement. Its owner was very proud of Poppy, and she was more than happy to show off the little dog. Even on days which don’t go to plan I find small things can cheer up your day and Poppy was one of them.

I did not feel like laughing at the time, but I can laugh now! Another surveying day was not quite so enriched by Douglas, a springer spaniel. He was so happy to meet me that he peed all up my trouser leg and foot. It wouldn’t have been so bad if I had not got two surveys booked for that day and if it hadn’t been so hot! I didn’t smell all that fragrant! However, Douglas was an old boy, and I made time, mid-way through survey to stop and give him some fuss. He looked at me in a way, with big dopey eyes, which said ‘I’m sorry’.

Two days ago, I met Sylvia, a ‘yappy’ terrier. She was very jumpy but after chatting with the vendor I came to learn she was a rescue dog and had been ill treated by her previous owners. I managed to make friends and come the end of my visit she was following me around. I really liked Sylvia.

Sylvia lived at Dunkeswell. I drive through this place, on the Blackdown Hills, but never stop. However, today I did because being a West Country Surveyor is also about loving the area of the world we work and live in. Dunkeswell is known for having a busy small airfield, which was initially established as an American Navy air base during the Second World War. I took 5 minutes out of my day to reflect and see the war memorial which has a large propeller attached.

The final gorgeous doggy I made friends with this week lived at a house in Watchet. He was large but very docile and reminded me of Eeyore in dog form. As it was hot his owner gave him some dog ice-cream while I was there. This made me want ice-cream! I stopped and bought a large ice cream with cone and flake in this little coastal town which has an active Marina. It’s a very sweet little place in Devon, and as I sat and ate my ice-cream, I watched the tourists milling in and out of the little independent shops. It was a good day.

Here’s something to smile about at West Country Surveyors, David Clare, Director, was officially elected a Chartered Building Engineer (C.Build E MCABE) earlier this week. That is one more feather in his ever-growing cap as well as a real win for you, our clients.

Who is David?

You already know David as our FRICS Chartered Surveyor, a conservation specialist, party‑wall expert, RICS valuer and CIOB‑registered conservation surveyor. He is a walking encyclopaedia of West Country vernacular buildings and his experience spans listed and conversion properties, specific defect reports and even expert witness work across Somerset, Devon, Dorset and Bristol.

So, what’s the big deal with this new title?

Chartered Building Engineer status is a step beyond surveying, it reflects rigorous training in structure, regulations, safety and diagnostics. In short, David has been assessed under the Chartered Association of Building Engineers’ professional competence standards and can now produce enhanced reports utilising this new accreditation.

What it means for you

David says:

“This chartership adds real weight to my technical expertise. I can now offer sharper, more robust advice on structural issues, building safety and compliance. For clients, that means clearer defect analysis, more solid reporting, and total peace of mind.”

Put simply, with Chartered Surveyor and Chartered Building Engineer credentials, David brings both surveying finesse and engineering rigour to your doorstep. Whether it’s cosy cottages or ambitious conversions, structural challenges or compliance queries — you get both a survey and engineer‑level insight in one go.

Why we think it matters (and why you will too)

We explain things honestly — no sugar‑coating, just black‑and‑white clarity.

We combine deep local knowledge with high standards of technical competence.

At West Country Surveyors we believe in people over profit, integrity over jargon, and above all, making your experience as straightforward (and occasionally fun) as possible.

Join us in congratulating David on this achievement! If you’re planning to buy, renovate or restore a complex or historic building now is the time to benefit from David’s dual chartership.

Get in touch and let’s talk about how we can support your next project. With straight‑talking survey advice and engineering-grade assurance.

After an extremely hectic few weeks of hustle and bustle I enjoyed a day which made me see that simple things can make you feel the happiest.

However, last Wednesday I genuinely felt like the country mouse going to the big city. I can tell that I’m more used to surveying Cobb Cottages and visiting rural villages in Devon than venturing across Clifton Suspension Bridge and entering the bustle that is central Bristol.

I collected keys to the apartment I needed to survey at the estate agents and there was a gorgeous Wallace and Gromit figure. I acted like a tourist and the agents were happy for me to take a picture of Gromit and myself together. I was made even more happy when I discovered a second Wallace dog just outside. Again, I just had to snap a selfie!

The flat I surveyed had a wonderful large roof terrace and was on the fifth floor with stunning views of the city. Our wonderful trainee surveyor, Taylor, met me on site to shadow me and lots of great learning took place.

Taylor is a city lass through and through and we chatted about nearby famous murals that street artists had been commissioned to paint on huge apartment buildings. Sadly, though, I didn’t get to see any Banksy.

The day was very hot and sunny and after finishing my survey I sat in a coffee shop and took 10 minutes to think about all I’d seen, and people watch. Bristol is a diverse place, and the buildings reflect both its historic past and vibrant future.

Whilst back in Clifton, to drop back keys, I spotted some wholly unique and slightly surreal iron railings. They made me smile; especially the iron lizard which appeared to look all knowing surrounding the comings and goings of his street.

Back over the Bristol Suspension Bridge I went. I enjoyed taking in the amazing view of the gorge and noted tourists in their shorts and summer hats taking pictures.

Simple things made me happy. Today had proved a good day and one in which I was glad to be a West Country Surveyor.

When you’re buying a new home, there are plenty of things to get excited about – spacious rooms, lovely views, maybe even a cozy fireplace. But what you don’t want to discover after signing on the dotted line is a hidden hazard lurking in the walls or ceilings: asbestos.

Asbestos was once considered a “miracle material,” commonly used in construction due to its heat resistance and durability. However, we now know that it can pose serious health risks if disturbed. Inhaling asbestos fibres has been linked to various lung diseases, including cancer. It can also be costly to safely remove and dispose of asbestos. So, if you’re buying a home, especially one built before the year 2000, it’s vital to be aware of potential asbestos issues before you move in.

What is Asbestos, and Where Can It Be Found?

Asbestos is a naturally occurring mineral that was widely used in UK construction throughout the 20th century. It was especially common in homes built between the 1950s and 1980s. Although it was fully banned in 1999, many properties still contain asbestos in places you might not expect. Common locations include:

Insulation around pipes and boilers

Ceiling tiles and textured coatings (e.g., the infamous “Artex” ceilings)

Roofing felt and shingles

Wall panels and floor tiles

Guttering and downpipes

The problem with asbestos is that it’s not always visible, and it doesn’t pose a risk unless disturbed. But during renovations or even simple DIY projects, asbestos fibres can become airborne and hazardous.

How West Country Surveyors Can Help

At West Country Surveyors, we understand how important it is for homebuyers to feel confident about the safety of their potential new home. Our RICS Home Surveys and Building Surveys are designed to identify any hidden issues, including the presence of materials that may contain asbestos.

RICS HomeBuyer Report: Ideal for newer properties or homes in seemingly good condition, this mid-level survey includes a thorough inspection of the property and will highlight areas of concern, including any visible asbestos risks.

RICS Building Survey: This is our most comprehensive service, designed for older or more complex properties. It provides a detailed analysis of the property’s condition and identifies potential hazards like asbestos, giving you a clear picture of any risks before you commit to buying.

Both types of surveys are carried out by qualified, experienced surveyors who know exactly what to look for. While our surveys cannot provide a definitive asbestos diagnosis as that requires a specialist asbestos survey, we will flag up areas where asbestos is likely to be present, allowing you to take the next steps to investigate further.

Why Choose West Country Surveyors?

We’ve been proudly serving the West Country for years, helping homebuyers across the region make informed decisions. Our team covers a wide range of areas, including:

Devon

Cornwall

Somerset

Dorset

Bristol

Bath

No matter where you’re looking to buy in the West Country, our local expertise means we understand the unique characteristics of homes in the region. From charming thatched cottages to Victorian terraces and modern builds, we’ve seen it all – and we know what to look out for when it comes to asbestos and other potential risks.

What Happens if Asbestos is Found?

If our survey indicates the likely presence of asbestos, don’t panic! As long as it’s left undisturbed, asbestos doesn’t usually pose an immediate danger. However, it’s crucial to consult a licensed asbestos contractor to confirm its presence and take appropriate action. Whether you need to remove or encapsulate the asbestos, you’ll want to ensure it’s dealt with safely and professionally.

Pre-Purchase Peace of Mind

Discovering cracks in a house you’re considering buying can be a nerve-wracking experience. Are they superficial? Are they a sign of deeper structural issues? While not all cracks are a cause for alarm, knowing the difference between harmless surface cracks and potentially serious structural ones is crucial.

At West Country Surveyors, we help homebuyers across the West Country make informed decisions. From Devon to Cornwall, Somerset, and beyond, our pre-purchase surveys are designed to identify and assess cracks, ensuring you understand any risks before committing to your dream home.

In this blog, we’ll discuss common types of cracks, what they might indicate, and how we use BRE Digest 251 guidelines to assist you in making a safe, sound investment.

Understanding Cracks in Buildings

Cracks can appear in buildings for a variety of reasons – from natural settling to structural issues. The key is knowing which type of crack you’re dealing with and what it could mean for the property.

Here are the main types of cracks we frequently encounter during our RICS Home Surveys and Building Surveys:

Hairline Cracks (≤1mm wide)

Hairline cracks are often found in plaster or paintwork and are generally cosmetic. These cracks are usually caused by slight settling or shrinkage as materials dry out, particularly in new builds or recently renovated properties.

What it could mean: If the cracks are isolated and small, they’re usually not a sign of deeper structural problems. However, if hairline cracks appear in groups or are combined with other issues like damp, they might warrant further investigation.

Fine Cracks (1-5mm wide)

Fine cracks can often appear in older properties or homes that have experienced minor movement due to temperature changes, settling, or slight shifts in the foundation.

What it could mean: These cracks may not be dangerous, but they should be monitored over time. In some cases, they may suggest early signs of more serious subsidence or settlement, particularly if they appear in key load-bearing areas.

Moderate Cracks (5-15mm wide)

Cracks of this size are more concerning, especially if they appear in brickwork, masonry, or along structural walls. These cracks could indicate more significant movement in the building’s foundations or walls, potentially due to subsidence or ground movement.

What it could mean: Moderate cracks should definitely be investigated further, as they could indicate a structural problem that needs to be addressed before it worsens. If left unchecked, they may lead to more severe damage over time.

Severe Cracks (15-25mm wide)

Severe cracks are a major red flag. Cracks this wide often indicate serious structural issues, such as significant subsidence or movement in the building’s foundation. They may also be a result of extreme ground conditions or poor construction methods.

What it could mean: Severe cracks typically require immediate attention and repair. They could lead to significant structural instability if not addressed, making it essential to have the property thoroughly inspected by a qualified surveyor or structural engineer.

Very Severe Cracks (≥25mm wide)

These are the most alarming types of cracks, often signalling substantial foundation failure or severe movement in the building. Very severe cracks can compromise the structural integrity of the property, and major works will likely be required to stabilise the home.

What it could mean: This level of cracking should be dealt with urgently, as the safety and stability of the building may be at risk. Immediate structural repairs may be necessary to prevent further damage or collapse.

BRE Digest 251: Assessing Cracks

To assess and categorize cracks accurately, we follow the guidelines set out in BRE Digest 251 – a respected document that provides guidance on the classification and treatment of structural cracks. The digest breaks down cracks into six categories, from minor (Category 0) to severe (Category 5), based on their width and the potential impact on the property’s structure.

Here’s how BRE Digest 251 helps us when conducting surveys:

Categorising cracks: We use the BRE guidelines to classify cracks, ensuring that we provide an accurate assessment of their severity.

Identifying causes: Cracks can be caused by a range of issues, from normal settlement to more serious problems like subsidence or ground movement. Using BRE 251 helps us identify the likely cause and recommend appropriate actions.

Recommending solutions: Based on the classification and cause of the cracks, we can recommend the next steps – whether that’s simply monitoring the cracks over time or seeking immediate structural repairs.

How West Country Surveyors Can Help

RICS Building Survey: For older, larger, or more complex properties, a Building Survey provides a comprehensive analysis of the property’s structure.

A loft conversion is one of the most popular home improvement projects for homeowners looking to create more space without moving. Whether you’re adding a bedroom, home office, or a stylish chill-out zone, it’s a fantastic way to make the most of your home’s existing footprint. But if your loft conversion affects a shared wall with your neighbour, you’ll need to comply with the Party Wall Act.

Does the Party Wall Act Apply to Loft Conversions?

Yes, it does! Loft conversions can affect shared or adjoining walls, particularly when:

You’re raising the height of party walls to support the new roof structure.

You’re installing new beams or steelwork that rely on party walls for structural support.

You’re modifying the boundary wall between properties.

This means you must serve a Party Wall Notice to your neighbour before work begins, and in many cases, you’ll need to draw up a Party Wall Agreement.

How Can West Country Surveyors Help with Your Loft Conversion?

Loft conversions often involve structural changes that need careful consideration, and it’s important to follow the proper legal processes to avoid potential disputes. Here’s how we help:

Serving Loft Conversion Notices: We’ll ensure that the correct notices are served, detailing the proposed work and making sure your neighbour understands what’s planned.

Acting as Surveyors: If your neighbour has concerns or appoints their own surveyor, we can act on your behalf to negotiate the Party Wall Agreement and resolve any issues that might arise.

Drafting Loft-Specific Party Wall Agreements: Our team is experienced in drawing up Party Wall Agreements for loft conversions, ensuring all work is fully compliant with the Party Wall Act and both properties are protected.

At West Country Surveyors, we’ve helped homeowners across the West Country with loft conversions, making sure they stay on the right side of the Party Wall Act while still creating the space of their dreams

You can find more details about our services, locations, and pricing on our website: www.westcountrysurveyors.co.uk.

To book a survey or ask for more information regarding party wall agreements, give us a call on 01823 429823 or contact us.

It’s the most wonderful time of the year! That time when you overindulge with festive treats, hang up the tinsel, and… plan a house survey? Yes, you heard that right! Here at West Country Surveyors, we believe that Christmas isn’t just for turkey dinners and questionable cracker jokes – it’s also the perfect time to ensure your home is in tip-top shape for the new year.

Now, we know what you’re thinking: “How can house surveys be festive?” Well, allow us to sprinkle some seasonal sparkle on the idea! So, grab a mug of mulled wine, get cozy by the fire, and let us guide you through how West Country Surveyors can bring peace of mind (and a little cheer) to your holiday season.

Santa’s Got His List, and So Should You

While Santa is busy checking his naughty and nice list, you should be checking your list of essential home services. Whether you’ve got your eye on a lovely cottage in the Devon countryside or you’re making sure your current home isn’t hiding any surprises (like a family of squirrels nesting in the attic), we’re here to help.

At West Country Surveyors, we offer a full range of services, including:

RICS Home Surveys: Whether it’s a full Building Survey or a HomeBuyer Report, we’ll give you the lowdown on what’s really going on with the property. Think of us as your own personal Elf on the Shelf – except we spot the structural cracks, not the mince pie crumbs.

Valuations: Wondering if that dream home is really worth the price tag? Our expert valuers will give you an accurate assessment, saving you from any post-Christmas surprises that might hit harder than your credit card bill.

Help to Buy Valuations: If you’re looking to pay off your government equity loan or sell your property, we can provide the official Help to Buy valuation you need.

Expert Witness Reports: If you find yourself involved in a property dispute (perhaps that overly enthusiastic neighbour who’s been using your garden as a reindeer training ground?), our impartial reports could be just what you need to resolve things.

We’ve been helping homeowners across the West Country for years, from the rolling hills of Somerset to the windswept cliffs of Cornwall. Whether you’re buying, selling, or just making sure your home is sleigh-worthy for Santa’s arrival, we’re here to assist.

Deck the Halls (But Check the Roof First)

As you untangle the fairy lights and scale the ladder to hang the wreath, take a moment to consider the state of your home’s structure. A leaky roof might add to the festive feeling if you’re dreaming of a white Christmas, but trust us – unexpected repairs in the new year are about as welcome as Brussels sprouts at the dinner table.

Our RICS Building Surveys are perfect for identifying potential problems before they become costly headaches. From damp and subsidence to cracked chimneys (we need to ensure Santa makes it down the chimney safely), we’ve got you covered.

Get in Touch and Let’s Wrap It Up

So, whether you’re looking to make a new purchase or just want to check up on the home you love, why not give yourself the gift of peace of mind this Christmas? We’re offering all our usual services over the festive period – because while the big man in red only works one night a year, we’re here whenever you need us!

To book your survey or valuation, simply visit our website: www.westcountrysurveyors.co.uk, or give us a call on 01823 429823.

Have a merry, survey-filled Christmas from all of us at West Country Surveyors – and remember, a sound house is the perfect gift you can give yourself this Christmas!

At West Country Surveyors, you might have noticed something playful on our website – our love for LEGO! Yes, those colourful, interlocking bricks have found their way into our imagery, and you might be wondering, “Why LEGO?” It’s not just because we enjoy a bit of fun (although we do!). There’s actually a deeper reason why these little blocks of creativity perfectly represent who we are and what we do. So, grab your inner child, and let’s explore how LEGO ties into our work as surveyors and why it’s the perfect metaphor for our services.

Building Dreams, One Brick at a Time

When you think of LEGO, what comes to mind? Perhaps it’s the joy of building something amazing from scratch, the satisfaction of seeing a structure come together piece by piece. That’s exactly how we see our role in the property industry.

Whether it’s carrying out a RICS Home Survey or a detailed Building Survey, we help build your understanding of a property. Just like constructing a LEGO model, buying or maintaining a home requires a solid foundation – and that’s where we come in.

At West Country Surveyors, we break down the process into manageable steps, providing clear and detailed insights into a property’s condition, so you know exactly what you’re getting into. It’s like following a LEGO instruction booklet – we guide you through each piece of information, helping you to assemble a complete picture of your property.

Stability, Structure, and Attention to Detail

One of the main reasons we use LEGO imagery on our website is because it represents the fundamental principles of what we do: structure, stability, and precision. When you build with LEGO, each piece has to fit perfectly. If one brick is out of place, the whole structure could be compromised. The same is true for properties.

When we conduct a survey, we meticulously assess each element of the building – from the roof and walls to the plumbing and electrics – ensuring that everything is stable and sound. Homes are far more complex than a LEGO structure, the faults not as noticeable, if there’s a problem, we’ll find it and report it, much like spotting a missing or broken brick in a LEGO model. Our RICS Building Surveys are designed to catch any potential issues, ensuring your home or investment is as solid as the foundation it stands on.

Creative Solutions, Practical Results

LEGO isn’t just about following instructions – it’s about creativity, imagination, and problem-solving. As surveyors, we often have to approach challenges in much the same way. No two houses are exactly alike, each home comes with its own quirks, features, and potential issues.

When we encounter something unusual, whether it’s an odd structural feature or a potential risk like damp or subsidence, we take a creative and analytical approach to provide the best advice. Much like piecing together a LEGO masterpiece, our team at West Country Surveyors will work to find practical solutions to ensure your property is safe and sound.

A Clear, Easy-to-Understand Process

Another reason we love LEGO? It’s simple, clear, and accessible – and that’s exactly how we aim to make our survey process. We know that buying a home or getting a property inspected can sometimes feel overwhelming, especially if you’re not familiar with building terminology or technical jargon.

Using LEGO imagery reminds us (and you!) that things don’t have to be complicated. Our surveys are thorough, but they’re also easy to understand. We explain everything clearly, ensuring you feel confident about the property decisions you’re making, whether you’re buying, selling, or maintaining a home.

Putting the Pieces Together – Our Services

So how does all this relate to the services we offer here at West Country Surveyors?

RICS HomeBuyer Reports: Just like building a LEGO house, we carefully assess key components of your home, checking for structural integrity, potential problems, and risks. Our HomeBuyer Report is perfect for modern properties or those in good condition, giving you a clear picture of any issues that might arise.

RICS Building Surveys: This is our most detailed service, ideal for older or more complex properties. Think of it as building a LEGO set with a lot of pieces – you need patience and precision to get it right. We inspect every aspect of the property, from top to bottom, giving you peace of mind that no hidden dangers are lurking.

Valuations: Whether you’re buying, selling, or looking to remortgage, our expert valuations help you understand the true worth of your property. We will consider all the factors that could affect your home’s value, from location to condition.

Why West Country Surveyors?

We serve a wide area across the West Country, including Devon, Cornwall, Somerset, and beyond. Our local knowledge, combined with our passion for detail, makes us the perfect partner for all your property needs.

At West Country Surveyors, we take the guesswork out of buying or maintaining a home. Just like following a LEGO guide, we provide step-by-step advice and support, ensuring that every brick – or piece of information – falls into place.
