Not all surveying practices are the same and in our case not all team meetings are the same!

When I set up West Country Surveyors Ltd I really wanted it to be different. A place where myself and the team as a whole really do want to come to work on a Monday and love what we do. Somewhere in the back of my mind it was going to be the closest I could get to those hazy school days we all look back on fondly whilst still being super professional (minus the suits and ties…..that was the FIRST thing I banned at set up!).

Anyhow, at our monthly team meeting this month we mixed it up and visited the wonderful Brickhaus Cafe in Wellington, Somerset. Here you get to build LEGO whilst having a biscuit (LEGO themed of course!), coffee and a chat….perfect for us and really fits in with our website theme. Win-Win.

So off we toddle on a warm Wednesday afternoon, bricks flying all over the place, drinks drunk and models made. This is how I envisage a team meeting, practical, fun and engaging.

Then show stopper, Taylor tells us she had never actually built a LEGO model before…..that is it the job interview format now has an extra question added to the mix. How could I possibly not have asked ‘What is the best LEGO model you have made as an interview question for a Surveyor? Anyhow, Taylor broke her duck and built a set of cacti which looked really great.

I think everyone enjoyed doing something different and the change in venue is always appreciated.

Discovering cracks in a house you’re considering buying can be a nerve-wracking experience. Are they superficial? Are they a sign of deeper structural issues? While not all cracks are a cause for alarm, knowing the difference between harmless surface cracks and potentially serious structural ones is crucial.

At West Country Surveyors, we help homebuyers across the West Country make informed decisions. From Devon to Cornwall, Somerset, and beyond, our pre-purchase surveys are designed to identify and assess cracks, ensuring you understand any risks before committing to your dream home.

In this blog, we’ll discuss common types of cracks, what they might indicate, and how we use BRE Digest 251 guidelines to assist you in making a safe, sound investment.

Understanding Cracks in Buildings

Cracks can appear in buildings for a variety of reasons – from natural settling to structural issues. The key is knowing which type of crack you’re dealing with and what it could mean for the property.

Here are the main types of cracks we frequently encounter during our RICS Home Surveys and Building Surveys:

Hairline Cracks (≤1mm wide)

Hairline cracks are often found in plaster or paintwork and are generally cosmetic. These cracks are usually caused by slight settling or shrinkage as materials dry out, particularly in new builds or recently renovated properties.

What it could mean: If the cracks are isolated and small, they’re usually not a sign of deeper structural problems. However, if hairline cracks appear in groups or are combined with other issues like damp, they might warrant further investigation.

Fine Cracks (1-5mm wide)

Fine cracks can often appear in older properties or homes that have experienced minor movement due to temperature changes, settling, or slight shifts in the foundation.

What it could mean: These cracks may not be dangerous, but they should be monitored over time. In some cases, they may suggest early signs of more serious subsidence or settlement, particularly if they appear in key load-bearing areas.

Moderate Cracks (5-15mm wide)

Cracks of this size are more concerning, especially if they appear in brickwork, masonry, or along structural walls. These cracks could indicate more significant movement in the building’s foundations or walls, potentially due to subsidence or ground movement.

What it could mean: Moderate cracks should definitely be investigated further, as they could indicate a structural problem that needs to be addressed before it worsens. If left unchecked, they may lead to more severe damage over time.

Severe Cracks (15-25mm wide)

Severe cracks are a major red flag. Cracks this wide often indicate serious structural issues, such as significant subsidence or movement in the building’s foundation. They may also be a result of extreme ground conditions or poor construction methods.

What it could mean: Severe cracks typically require immediate attention and repair. They could lead to significant structural instability if not addressed, making it essential to have the property thoroughly inspected by a qualified surveyor or structural engineer.

Very Severe Cracks (≥25mm wide)

These are the most alarming types of cracks, often signalling substantial foundation failure or severe movement in the building. Very severe cracks can compromise the structural integrity of the property, and major works will likely be required to stabilise the home.

What it could mean: This level of cracking should be dealt with urgently, as the safety and stability of the building may be at risk. Immediate structural repairs may be necessary to prevent further damage or collapse.

BRE Digest 251: Assessing Cracks

To assess and categorize cracks accurately, we follow the guidelines set out in BRE Digest 251 – a respected document that provides guidance on the classification and treatment of structural cracks. The digest breaks down cracks into six categories, from minor (Category 0) to severe (Category 5), based on their width and the potential impact on the property’s structure.

Here’s how BRE Digest 251 helps us when conducting surveys:

Categorising cracks: We use the BRE guidelines to classify cracks, ensuring that we provide an accurate assessment of their severity.

Identifying causes: Cracks can be caused by a range of issues, from normal settlement to more serious problems like subsidence or ground movement. Using BRE 251 helps us identify the likely cause and recommend appropriate actions.

Recommending solutions: Based on the classification and cause of the cracks, we can recommend the next steps – whether that’s simply monitoring the cracks over time or seeking immediate structural repairs.

How West Country Surveyors Can Help

At West Country Surveyors, we offer a range of survey services tailored to homebuyers across the West Country. Our RICS HomeBuyer Reports and Building Surveys are designed to give you a clear understanding of the property’s condition, including any cracking issues. As part of our survey’s we look at the bigger picture, we check the surrounding area to ensure that there is no potential risk factors for any type of cracks

RICS HomeBuyer Report: This is ideal for properties in good condition or of standard construction. We’ll assess any visible cracking, providing advice on its severity and whether it requires further investigation or repair.

RICS Building Survey: For older, larger, or more complex properties, a Building Survey provides a comprehensive analysis of the property’s structure. We’ll examine cracks in detail, using BRE Digest 251guidelines to categorize them and offer recommendations for dealing with any potential issues.

Monitoring and Reporting: If we identify cracks that require ongoing monitoring, we can help arrange regular inspections to track any changes over time and ensure you have the most up-to-date information on the property’s condition.

From checking for damp to inspecting the roof, foundations, and everything in between, we leave no stone unturned.

After all, you wouldn’t propose on the first date, would you? We’re here to make sure you’re not rushing into a commitment without knowing exactly what you’re getting into!

Party Wall Act Advice: Keeping the Neighbours Happy

Ah, the neighbours, they’re a bit like the in-laws of homeownership. You might not see them every day, but when it comes to property boundaries, they can make things… complicated. If your Valentine’s Day plans include a little home improvement perhaps a new extension or even knocking down a wall, you’ll want to make sure everything goes smoothly with those living next door. Enter the Party Wall Act.

The Party Wall Act is designed to prevent disputes between neighbours when building work affects shared walls or boundaries. If you’re planning any work that could involve a party wall, you’ll need to follow the legal process that’s where we can help. West Country Surveyors will guide you through the process, making sure you serve the correct notices and handle any potential issues with the neighbours diplomatically and avoiding any long term issues.

Listed Building Surveys: A Love Story with History

In the West Country, we’re surrounded by beautiful listed buildings properties that are full of charm, history, and character. Falling in love with a listed building is easy, but maintaining that relationship? It takes work.

Listed buildings come with a unique set of challenges. Whether it’s restrictions on renovations or hidden structural issues, these properties require extra care and attention. Our listed building surveys are designed to give you the full picture, so you know exactly what you’re getting into before you say “I do” to a historic home. We’ll assess the condition of the property, identify any necessary repairs, and help you understand the planning restrictions that come with owning a listed building.

It’s the most wonderful time of the year! That time when you overindulge with festive treats, hang up the tinsel, and… plan a house survey? Yes, you heard that right! Here at West Country Surveyors, we believe that Christmas isn’t just for turkey dinners and questionable cracker jokes – it’s also the perfect time to ensure your home is in tip-top shape for the new year.

Now, we know what you’re thinking: “How can house surveys be festive?” Well, allow us to sprinkle some seasonal sparkle on the idea! So, grab a mug of mulled wine, get cozy by the fire, and let us guide you through how West Country Surveyors can bring peace of mind (and a little cheer) to your holiday season.

Santa’s Got His List, and So Should You

While Santa is busy checking his naughty and nice list, you should be checking your list of essential home services. Whether you’ve got your eye on a lovely cottage in the Devon countryside or you’re making sure your current home isn’t hiding any surprises (like a family of squirrels nesting in the attic), we’re here to help.

At West Country Surveyors, we offer a full range of services, including:

RICS Home Surveys: Whether it’s a full Building Survey or a HomeBuyer Report, we’ll give you the lowdown on what’s really going on with the property. Think of us as your own personal Elf on the Shelf – except we spot the structural cracks, not the mince pie crumbs.

Valuations: Wondering if that dream home is really worth the price tag? Our expert valuers will give you an accurate assessment, saving you from any post-Christmas surprises that might hit harder than your credit card bill.

Help to Buy Valuations: If you’re looking to pay off your government equity loan or sell your property, we can provide the official Help to Buy valuation you need.

Expert Witness Reports: If you find yourself involved in a property dispute (perhaps that overly enthusiastic neighbour who’s been using your garden as a reindeer training ground?), our impartial reports could be just what you need to resolve things.

We’ve been helping homeowners across the West Country for years, from the rolling hills of Somerset to the windswept cliffs of Cornwall. Whether you’re buying, selling, or just making sure your home is sleigh-worthy for Santa’s arrival, we’re here to assist.

Deck the Halls (But Check the Roof First)

As you untangle the fairy lights and scale the ladder to hang the wreath, take a moment to consider the state of your home’s structure. A leaky roof might add to the festive feeling if you’re dreaming of a white Christmas, but trust us – unexpected repairs in the new year are about as welcome as Brussels sprouts at the dinner table.

Our RICS Building Surveys are perfect for identifying potential problems before they become costly headaches. From damp and subsidence to cracked chimneys (we need to ensure Santa makes it down the chimney safely), we’ve got you covered.

Get in Touch and Let’s Wrap It Up

So, whether you’re looking to make a new purchase or just want to check up on the home you love, why not give yourself the gift of peace of mind this Christmas? We’re offering all our usual services over the festive period – because while the big man in red only works one night a year, we’re here whenever you need us!

To book your survey or valuation, simply visit our website: www.westcountrysurveyors.co.uk, or give us a call on 01823 429823.

Have a merry, survey-filled Christmas from all of us at West Country Surveyors – and remember, a sound house is the perfect gift you can give yourself this Christmas!

At West Country Surveyors, you might have noticed something playful on our website – our love for LEGO! Yes, those colourful, interlocking bricks have found their way into our imagery, and you might be wondering, “Why LEGO?” It’s not just because we enjoy a bit of fun (although we do!). There’s actually a deeper reason why these little blocks of creativity perfectly represent who we are and what we do. So, grab your inner child, and let’s explore how LEGO ties into our work as surveyors and why it’s the perfect metaphor for our services.

Building Dreams, One Brick at a Time

When you think of LEGO, what comes to mind? Perhaps it’s the joy of building something amazing from scratch, the satisfaction of seeing a structure come together piece by piece. That’s exactly how we see our role in the property industry.

Whether it’s carrying out a RICS Home Survey or a detailed Building Survey, we help build your understanding of a property. Just like constructing a LEGO model, buying or maintaining a home requires a solid foundation – and that’s where we come in.

At West Country Surveyors, we break down the process into manageable steps, providing clear and detailed insights into a property’s condition, so you know exactly what you’re getting into. It’s like following a LEGO instruction booklet – we guide you through each piece of information, helping you to assemble a complete picture of your property.

Stability, Structure, and Attention to Detail

One of the main reasons we use LEGO imagery on our website is because it represents the fundamental principles of what we do: structure, stability, and precision. When you build with LEGO, each piece has to fit perfectly. If one brick is out of place, the whole structure could be compromised. The same is true for properties.

When we conduct a survey, we meticulously assess each element of the building – from the roof and walls to the plumbing and electrics – ensuring that everything is stable and sound. Homes are far more complex than a LEGO structure, the faults not as noticeable, if there’s a problem, we’ll find it and report it, much like spotting a missing or broken brick in a LEGO model. Our RICS Building Surveys are designed to catch any potential issues, ensuring your home or investment is as solid as the foundation it stands on.

Creative Solutions, Practical Results

LEGO isn’t just about following instructions – it’s about creativity, imagination, and problem-solving. As surveyors, we often have to approach challenges in much the same way. No two houses are exactly alike, each home comes with its own quirks, features, and potential issues.

When we encounter something unusual, whether it’s an odd structural feature or a potential risk like damp or subsidence, we take a creative and analytical approach to provide the best advice. Much like piecing together a LEGO masterpiece, our team at West Country Surveyors will work to find practical solutions to ensure your property is safe and sound.

A Clear, Easy-to-Understand Process

Another reason we love LEGO? It’s simple, clear, and accessible – and that’s exactly how we aim to make our survey process. We know that buying a home or getting a property inspected can sometimes feel overwhelming, especially if you’re not familiar with building terminology or technical jargon.

Using LEGO imagery reminds us (and you!) that things don’t have to be complicated. Our surveys are thorough, but they’re also easy to understand. We explain everything clearly, ensuring you feel confident about the property decisions you’re making, whether you’re buying, selling, or maintaining a home.

Putting the Pieces Together – Our Services

So how does all this relate to the services we offer here at West Country Surveyors?

RICS HomeBuyer Reports: Just like building a LEGO house, we carefully assess key components of your home, checking for structural integrity, potential problems, and risks. Our HomeBuyer Report is perfect for modern properties or those in good condition, giving you a clear picture of any issues that might arise.

RICS Building Surveys: This is our most detailed service, ideal for older or more complex properties. Think of it as building a LEGO set with a lot of pieces – you need patience and precision to get it right. We inspect every aspect of the property, from top to bottom, giving you peace of mind that no hidden dangers are lurking.

Valuations: Whether you’re buying, selling, or looking to remortgage, our expert valuations help you understand the true worth of your property. We will consider all the factors that could affect your home’s value, from location to condition.

Why West Country Surveyors?

We serve a wide area across the West Country, including Devon, Cornwall, Somerset, and beyond. Our local knowledge, combined with our passion for detail, makes us the perfect partner for all your property needs.

At West Country Surveyors, we take the guesswork out of buying or maintaining a home. Just like following a LEGO guide, we provide step-by-step advice and support, ensuring that every brick – or piece of information – falls into place.

When it comes to purchasing a converted property, whether it’s a quaint chapel or a towering former water tower, the allure of these unique spaces is undeniable. However, the charm of these conversions often comes with complexities that standard homes do not. At West Country Surveyors, under the expertise of David Clare FRICS (pictured), we have surveyed a variety of fascinating conversions, ensuring that potential buyers are fully informed before making a significant investment.

The Appeal of Converted Buildings

Converted properties offer a rare blend of historical charm and modern living. These buildings, once serving entirely different purposes, have been transformed into residential spaces that retain their original character while providing the comforts of contemporary homes. Some of the remarkable conversions we have surveyed include:

Churches and Chapels: With their stunning architecture, high ceilings, and intricate stained glass windows, churches and chapels make for breathtaking homes. However, potential buyers should be aware of possible issues such as dampness, complex roof structures, and the need for specialised maintenance.

Oast Houses and Mills: These buildings often boast robust construction and unique features, like large beams and stone walls. However, it’s essential to check for structural integrity, especially if the building has been standing for centuries.

Brewery and Water Towers: Converting industrial buildings like breweries or water towers into homes is a trend that offers incredible spaces. The challenge here lies in ensuring the conversion was carried out to a high standard, particularly concerning insulation, plumbing, and electrical systems.

Asylums and Cloak Towers: While these buildings come with a certain mystique, they often require extensive renovation and may have restrictions due to their historical significance. A thorough survey will uncover any hidden issues, from hazardous materials like asbestos to outdated infrastructure.

Train Stations and Warehouses: These conversions often feature open-plan designs and large windows, ideal for those who love light and space. However, potential buyers should be cautious of structural issues, including subsidence and the condition of old railway tracks or loading docks.

Workhouses and Schools: Conversions of old workhouses or schools offer unique layouts and architectural details, but they may also come with outdated heating systems and the need for modern amenities Surveys will help identify these and suggest necessary upgrades.

The Importance of a Pre-Purchase Survey

When considering the purchase of a converted property, a pre-purchase survey is essential. These surveys, conducted by experienced professionals like David Clare FRICS, David has personally overseen a variety of complex conversion homes, his love for these properties that can tell a thousand tales will be detailed and will uncover any hidden potential issues, his understanding of these properties ensure a first class survey report.

Here’s what you can expect from our surveys:

Structural Integrity: We assess the foundation, walls, and roof to ensure they are sound and capable of supporting modern living conditions.

Dampness and Insulation: Many older buildings were not built with modern insulation standards in mind. We check for dampness and the adequacy of insulation, which are crucial for comfort and energy efficiency.

Compliance with Building Regulations: We verify that the conversion was carried out in line with current building regulations, ensuring your safety and avoiding costly future alterations.

Historic Preservation Considerations: For listed buildings, we review any restrictions on modifications to ensure you can achieve your desired renovations.

As electric vehicles (EVs) become increasingly popular, we’ve noticed a growing trend during our home surveys across the west country, more and more homes are equipped with EV car chargers. Our RICS-accredited surveys are designed to assess every aspect of a property, including these modern conveniences, which are becoming an attractive feature for homebuyers. By including modern features like EV car chargers in our surveys and listed building surveys, we help you stay ahead of market trends and make your property more appealing to today’s eco-conscious buyers.

What Are EV Car Chargers?

EV car chargers, also known as Electric Vehicle Supply Equipment (EVSE), are devices that supply electric energy for recharging electric vehicles. They are typically installed in garages, driveways, or parking areas and provide the convenience of charging your EV at home. There are various types of chargers, ranging from slower Level 1 chargers that use standard household outlets to faster Level 2 chargers, which require a dedicated 240V circuit.

How Having an EV Car Charger Can Help Sell Your Property

The installation of an EV car charger can significantly enhance the appeal of your property to potential buyers, especially as the market for electric vehicles continues to grow. Here’s why:

Increased Demand: As more people switch to electric vehicles, the demand for homes with EV charging capabilities is on the rise. Buyers are increasingly looking for properties that can accommodate their EVs without the need for costly installations.

Future-Proofing: Installing an EV charger is seen as a forward-thinking investment. It shows that the property is equipped to meet future technological trends, which can make it more attractive to buyers.

Convenience Factor: The convenience of having a ready-to-use EV charger at home can be a significant selling point. Buyers may prefer homes where they can charge their vehicles overnight rather than relying on public charging stations.

Maintaining Your EV Car Charger

Proper maintenance of your EV car charger is essential to ensure it remains functional and safe. Here are some tips:

Regular Inspections: Just like any other electrical appliance, your EV charger should be regularly inspected for signs of wear and tear. Check the cables, plugs, and sockets for any damage.

Keep It Clean: Ensure that the charger and its components are clean and free from debris. Dust and dirt can accumulate over time and affect the performance of the charger, this is especially important when most charging points are either in the garage or outside.

Professional Servicing: If you notice any issues, it’s important to have your EV charger serviced by a professional. This can prevent minor problems from becoming major ones.

Follow Manufacturer Guidelines: Always follow the manufacturer’s instructions for using and maintaining your EV charger. This includes adhering to the recommended charging practices to avoid overloading the system.

When you move into a new home, security should be one of your top priorities. Ensuring your property is safe and secure not only protects your investment but also provides peace of mind for you and your family. At West Country Surveyors, our RICS-accredited home surveys help identify potential security vulnerabilities in your new home. Here are some essential steps to take once you’ve moved in to bolster your home’s security.

1. Change the Door Locks

One of the first tasks you should tackle is changing the door locks. You can never be sure how many people have keys to the existing locks—previous owners, contractors, or even neighbours may have copies. Replacing the locks ensures that only you and your family have access to the property.

Upgrade to High-Security Locks: Consider installing high-security locks, such as deadbolts or smart locks, which offer better protection against break-ins.

Hire a Professional Locksmith: To ensure the job is done correctly, hire a professional locksmith to replace the locks on all exterior doors.

2. Update Security System Codes

If your new home comes with a security system, it’s crucial to change the security codes as soon as possible. The previous owners and anyone else with access to the system may still have the old codes.

Change the Master Code: Start by updating the master code, then change any secondary codes for individual users.

Check System Settings: Review the system’s settings to ensure all alarms, sensors, and monitoring services are active and functioning properly.

3. Reprogram Automatic Garage Door Remotes

Automatic garage doors are convenient, but they can also be a security risk if the remote controls haven’t been reprogrammed. This step ensures that only your remotes will work with the garage door opener.

Reset the Garage Door Opener: Follow the manufacturer’s instructions to reset the garage door opener and erase any old remote codes.

Reprogram New Remotes: Program your remotes and test them to ensure they work correctly with the reset system.

4. Ensure External Security Lights Are Operational

External security lighting is a crucial deterrent against potential intruders. Check that all outdoor security lights are operational and properly positioned to cover key areas such as entrances, driveways, and pathways.

Install Motion-Activated Lights: Consider upgrading to motion-activated lights, which automatically turn on when movement is detected, adding an extra layer of security.

Regular Maintenance: Replace any burnt-out bulbs and clean the fixtures to ensure optimal performance.

How Our Home Surveys Can Help

At West Country Surveyors our RICS-accredited home surveys are designed to assess every aspect of your new property, including potential security vulnerabilities. During our surveys, we check for:

The condition of door locks to recommend upgrades if necessary.

The presence and functionality of security systems and their components.

External features like garage doors and entry gates, which can impact the overall safety of your home.

Our comprehensive home surveys give you the information you need to make informed decisions about securing your new property. Our pre-inspection desktop enquiries also detail locally reported crime and if this is higher than usual we will let you know.

Taking these security measures after purchasing your new home is crucial to protecting your property and your family. By choosing West Country Surveyors, you can trust our survey will also help protect your future home, giving you peace of mind from before you move in!

As the costs of heating a home have significantly increased more people are opting to heat their homes using solid fuel. The government have bought in new guidelines and fines for not adhering to the rules surrounding the burning of solid fuels.

If you’re one of the many homeowners in the West Country who enjoys the warmth and comfort of a log burner, it’s essential to maintain your chimney or flue to ensure it operates safely and efficiently. Regular sweeping is a critical part of this maintenance, particularly for those with thatch-roofed homes. At West Country Surveyors, we understand the importance of keeping your home safe and warm. Here’s a guide on how often you should have your flue or chimney swept and other key advice for log burner owners.

How Often Should You Sweep Your Flue or Chimney?

The frequency with which you should sweep your chimney or flue depends on how often you use your log burner and the type of fuel you burn. Here’s a general guideline:

Smokeless Fuels: Sweep at least once a year.

Wood: Sweep quarterly when in use.

Coal: Sweep at least twice a year.

Oil and Gas: Sweep once a year, although these systems are generally less prone to soot buildup.

For example, if you use your log burner heavily throughout the winter months, it’s advisable to have your chimney swept before the start of the season and then again midway through. Regular sweeping prevents the buildup of creosote, a highly flammable substance that can lead to chimney fires.

Special Considerations for Thatch Roofs

Thatch roofs are particularly vulnerable to chimney fires, so extra caution is necessary if your property has a thatched roof. Soot and creosote buildup in the chimney can ignite, with the risk of sparks potentially causing a fire in the thatch. For thatch-roofed homes, we recommend:

Frequent Sweeping: At least twice a year, ideally before and after the main heating season.

Regular Inspections: Ensure that your chimney is properly lined and in good condition. Any cracks or damage should be repaired immediately.

Smoke Alarms and CO Detectors: Install these in key areas of your home to alert you in case of a fire or carbon monoxide buildup.

Additional Log Burner Tips

Use Seasoned Wood: Always burn dry, seasoned wood with a moisture content of less than 20%. Wet or unseasoned wood produces more creosote and is less efficient and may incur a fine.

Regular Maintenance: Have your log burner inspected annually to ensure it is functioning correctly and safely.

Proper Ventilation: Make sure your home is adequately ventilated when the log burner is in use to prevent carbon monoxide buildup, it is advisable to have a carbon monoxide alarm fitted.
